Estoppel FAQ

In simplest terms, an Estoppel Certificate is statement of Assessments and the balance due for a property. 

Bermuda Riviera parcel owner or the parcel owner’s designee  or a parcel mortgagee or the parcel mortgagee’s designee may request an Estoppel Certificate by contacting Len Emory, Treasurer, via the online form on this page,  to order an estoppel certificate.   

It’s very easy.  Just fill out the form below.  Provide the closing date, the contact information for the requestor, the buyer and the seller.  To avoid delay, please make sure you include the Buyer’s actual contact information.  It is important that the correct buyer’s email and cell phone are listed on the request. Requests without the buyer’s correct information will result in a processing delay.

The State of Florida has specific laws regarding the fees the Association may charge to prepare and deliver an estoppel certificate.  The fee for the preparation and delivery of an estoppel certificate is $250, if, on the date the certificate is issued, no delinquent amounts are owed to the association. If an estoppel certificate is requested on an expedited basis and delivered within 3 business days after the request, the Association will charge an additional fee of $100. If a delinquent amount is owed to the Association, an additional fee for the estoppel certificate is $150.

Within 10 business days after receiving a written or electronic request for an estoppel certificate from a parcel owner or the parcel owner’s designee, or a parcel mortgagee or the parcel mortgagee’s designee, the association shall issue the estoppel certificate.

If the estoppel certificate is requested on an 3 day expedited basis, the Association will charge an additional $100.00 fee.  The requestor must call the Association in addition to completing the form for an exedited request.

All parcel owners are members of Bermuda Riviera Association.  However only active paid-up members can attend HOA meetings, functions and have the right to vote on HOA matters.
